Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
Property Access
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
Policies and Rules
- No smoking inside the home.
- No events allowed.
- Minimum age: 25 years. Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- Children allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
Fees and Payments
- All stays at Eagles Nest homes have an additional amenity fee in order to maintain the luxurious facilities and features in the development.
- This home allows pets. Pet rent and restrictions may apply—confirm details with property manager.
- Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p. Please note all visitors on premise must be 16 years or older. This is strictly enforced.
- The summer concerts are open to all guests; there is an admission fee for each person and cash bar for food and drinks.
- Firewood may be purchased at the time of booking, or by calling with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
Cancellation Policy
- Bookings canceled 30+ days before arrival will receive a refund of the deposit.
- Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
- Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
- All bookings are subject to a $50 cancellation fee.
Parking and Winter Access
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Utilities and Amenities Access
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals.
- There is a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Towels and linens will be provided. Hair dryers are not provided.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)
- Amenities provided: Towels, Bed Linens, Climate Control, Cooking Basics, High-Speed Internet, Clothes Washing Machine, Clothes Dryer, Dishwasher, Toaster, Cooking Space, Stove, Oven, Balcony, Patio, Hot Tub, Landline, and Library. Safety features include smoke alarm and carbon monoxide detector.

Community/Neighborhood Information

- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
- Please note all visitors on premise must be 16 years or older. This is strictly enforced (Eagles Nest Winery and some amenities).
